				<content:encoded><![CDATA[<p>The reserved matters application for the first phase of the residential redevelopment to the former Gregory’s Bank industrial park in Worcester has been submitted for our client St Modwen Homes.</p>
<p>Following the recent outline approval for 170 units, the first phase of the residential development seeks to provide 44 new family homes and will establish our client’s high quality principles for the future phases of the development.<span id="more-9986"></span></p>
<p>The residential site overlooks the banks of the Worcester and Birmingham canal and provides families with a fantastic opportunity to own a property within an exclusive sustainable development close to the city centre. Many schools and community services are located adjacent the site, while the site itself is tucked away from the main road which further adds to its peaceful canal frontage environment.</p>
<p>The houses have modern internal family layouts with traditional external features that reflect the rich Worcester architecture from the surrounding conservation area.</p>
<p>The sustainability of the residential development has been carefully considered throughout each stage of the design process.   The specifications will be enhanced to improve thermal performance and minimise heat loss; whilst bus stops and cycle paths pass adjacent the site which is well located to access the city centre, railway station and nearby M5 motorway.   The bricks for the development have been sourced locally; this not only reduces the carbon footprint of the residential development but also provides the important historical link to the former use of the site as the D.W. Barker&#8217;s Worcester Patent Brick Works.</p>
<p>The landscaping has been carefully designed to provide a pleasant canal side environment with generous public open spaces.   Protected green habitats and existing boundary trees are maintained on site to create an immediate mature, green environment.</p>

The development aspires to create 10,000 new jobs through a diverse range of industries together with 2,000 new homes.</p>
<p><span id="more-9860"></span>The approval of 19 new, individually designed homes at Lickey Road is a second phase of St Modwen Homes Park View development. Whilst representing only a very small part of the overall development, this incremental approach underpins the care and attention to detail that is being paid to ful fill this grand vision and also the determination and efficiency of St Modwen. These 19 new homes were granted planning permission just before Christmas and construction will start  on site at the end of January.</p>

				<content:encoded><![CDATA[<p>Despite the worst summer in 40 years, Haskins new Garden Centre at Roundstone, near Worthing , has been trading exceptionally well. Julian Winfield, Chief Executive of Haskins, has confirmed that the new Garden Centre has performed extremely well through some of the most difficult trading conditions that the company has experienced. He believes this is down to the Haskins formula and the quality of the new development at Roundstone. Confidence in the Centre has been further buoyed by a new outlet for Hobbycraft which opened 22nd November 2012.<br />
<span id="more-9267"></span><br />
Roberts Limbrick were appointed in April 2010 as Architects for the redevelopment and expansion of the existing Garden Centre at Roundstone. Haskins remained trading on the site throughout the development, despite the phased demolition of the existing buildings and their replacement by a new building. This involved careful planning by the design team, led by Roberts Limbrick, which included White Young and Green (planning Consultants) DBK, Bournemouth (Cost Consultants) Patrick Mills Associates (Services Consultants) and Wedgewoods (Structural Engineers). It also involved a flexible and proactive approach by the main contractor, Barnwood Construction and their Sub-Contractors.</p>
<p>The new Garden Centre totals approximately 5,500sq.m. internal space with a further 6,000sq.m. of outdoor sales and incorporates a high quality 470 seat restaurant and a Costa coffee shop. As well as indoor and outdoor plants, the Garden Centre also offers ancillary garden materials and equipment, an organic food store and an aquatics sales area.</p>
<p><img title="gallery order=&quot;DESC&quot;" src="http://blog.robertslimbrick.com/wp-includes/js/tinymce/plugins/wpgallery/img/t.gif" alt="" />The development was not without its challenges. Achieving the right mix of planning uses was key to the economic viability of the development. Constraints such as the overhead high voltage cables and drainage infrastructure also required innovative solutions and extensive negotiation.</p>
<p>Following completion of the Garden Centre in March of this year work commenced on demolishing the original disused, freestanding, glass houses on the site and rebuilding them to form three retail units. These were completed this week and the main tenant, Hobbycraft is opened 22nd November 2012.   The remaining units will open early in 2013.<br />

<p>We were appointed by DC Leisure for their winning competition bid for a new Leisure Centre in West Bromwich for Sandwell Metropolitan Borough Council.   The new Leisure Centre will be a key landmark building in the regenerated town centre. A key driver in the development of the Centre’s design is the flexibility of the spaces and facilities for both sporting and community use.<span id="more-8374"></span></p>
<p>The Leisure Centre will provide comprehensive multi-activity facilities comprising; 25m 6 lane Competition Pool with Spectator Gallery   •  Learner / Studio Pool with moveable floor  •  4-court Sports Hall  •  100-station Fitness Suite •  Dance / exercise Studio linked to the Sports Hall  with  kitchen servery enabling use for functions •  Double height children&#8217;s adventure play area  •  Healthy living zone with flexible spaces   •  Café for 50 covers  •  Studio / multi-purpose room  •  Sauna and steam room with showers adjacent to main pool  •  20+ unit spinning studio  •  Spectator viewing to sports hall through glazed screen to first floor mall   •  Foyer Vending area adjacent to the learner / studio pool and adventure play area.</p>
<p>Construction is due to commence early in 2013.</p>
