A development of 1,500 residential units around Newbury Racecourse includes everything from apartment blocks to high-end bespoke houses.

The challenge

We were appointed by David Wilson Homes (Southern) for this development, providing 1,500 new homes around the historic Newbury Racecourse. The site was chosen to open up links between the town and the areas of natural beauty in the wider areas including Greenham Common.

Our approach

Our involvement with all parts of the wider masterplanned area has included concept designs, planning applications and technical working drawing package delivery.

The establishment of beautiful public places has been at the heart of the development concept, and it has been designed to complement the natural setting. The larger apartment building designs have been influenced by the racecourse grand-stand vernacular and provide stunning views across the entire site.

The results

Our design for the new homes includes a wide range of house and apartment types that are linked by high-quality public spaces arranged around the western, central, and eastern areas of the racecourse circuit. A combination of local materials and carefully detailed architectural design styles produce a meaningful and attractive scheme which complements the existing racecourse facilities. A new road bridge over the adjacent railway is part of the overall strategy to improve connections to the town and provide sustainable links to the station.

The site includes multiple apartment blocks, family homes, and affordable housing as well as a gated development of 16 bespoke units, all next to the racecourse with superb views and contemporary living spaces.
